Item Title:Approval of Resolution 2013/2014-34 Authorizing Lease-leaseback Process, Adopting Plans and Specifications, and Authorizing Execution and Delivery of Site Lease and Facilities Lease and Other Acts Relating to the Santa Barbara Community Academy Restrooms, Offices and Workroom Project.
Agenda Title:Approval of Resolution 2013/2014-34 Authorizing Lease-leaseback Process, Adopting Plans and Specifications, and Authorizing Execution and Delivery of Site Lease and Facilities Lease and Other Acts Relating to the Santa Barbara Community Academy Restrooms, Offices and Workroom Project.
Background:As anticipated as a Measure R 2010 project, and approved as a priority for available funds, Santa Barbara Community Academy was scheduled for a restroom addition. Due to the location of a fault line at the site, and the potential cost of the investigation necessary to place a new structure on the site, the scope of work was changed to place the new restroom in room 118 with inside and outside access.  Three offices will be created in the current teachers’ lounge to accommodate the office functions in room 118 and other functions in room 118 will be moved to the portable classroom.  The teachers’ lounge will be relocated to room 213.

Frank Schipper construction is on site as the contractor for the theater renovation at La Cumbre Junior High School and utilizing the same contractor will save on mobilization costs, coordination issues between multiple contractors, and the ability to utilize the same Division of State Architect inspector for both projects.

The construction budget for this project is $567,566 ($543,646 +$23,920 escalation) and a construction contingency of $54,365 is allocated to the project.  The district requested a Guaranteed Maximum Sum for this project from Frank Schipper Construction and the agreed amount is $486,958.
Recommendation:The Board of Education Approve Resolution 2013/2014-34 Authorizing Lease-leaseback Process, Adopting Plans and Specifications, and Authorizing Execution and Delivery of Site Lease and Facilities Lease and Other Acts Relating to the Santa Barbara Community Academy Restrooms, Offices and Workroom Project.
