Item Title:Approval of Resolution 2012/2013-55 Authorizing Lease-leaseback Process, Adopting Plans and Specifications, and Authorizing Execution and Delivery of Site Lease and Facilities Lease and Other Acts Relating to the Rest Room Modernization Project for Harding University Partnership School.
Agenda Title:Approval of Resolution 2012/2013-55 Authorizing Lease-leaseback Process, Adopting Plans and Specifications, and Authorizing Execution and Delivery of Site Lease and Facilities Lease and Other Acts Relating to the Rest Room Modernization Project for Harding University Partnership School.
Background:On May 7, 2013 the Board approved priority List 2 for the Remainder of the Measure R 2010 bond funds and confirmed projects on Priority List 1 for funds on hand.  This project is scheduled to be funded from funds on hand and includes a total renovation of the north set of student restrooms.

The architects estimate for this project is $254,522 and the construction budget for this project is $500,000 with a contingency of $50,000 and an added escalation factor of $44,880.

Due to the timelines involved in awarding the project as soon as possible to accomplish the work during the summer of 2013 the Guaranteed Maximum Sum (GMS) will not be available at press time of the agenda but will be available at the meeting prior to the agenda item approval.  If the GMS is within 5% of the architects estimate and review of contractors detailed cost breakdown is acceptable my office will recommend an award.    The district is requesting the GMS from McGillivary Construction.  This contractor has done work for other school districts and cities in our area and they are familiar with public works projects.  The districts construction/project manager has worked with this contractor in the past and is pleased with their performance.     
Recommendation:That the Board Approve Resolution 2012/2013-55 Authorizing Lease-leaseback Process, Adopting Plans and Specifications, and Authorizing Execution and Delivery of Site Lease and Facilities Lease and Other Acts Relating to the Rest Room Modernization Project for Harding University Partnership School.

Fiscal Impact:Guaranteed Maximum Sum no greater than 5% above $254,522 and a 10% contingency held by the district for unknown items.
Funding Source:Measure R 2010 bond funds (fund 26).
