On January 10, 2107 the board approved a Construction Management Services Agreement with Lundgren Management Corporation (CM) for construction management services for the construction of Peabody Stadium at Santa Barbara High School.  This agreement was based on services required for construction administration for a multi-prime delivery method for the project.

Bids for the project were opened on April 26, 2017 and were in excess of available funding for the project.  On May 9, 2017 the board rejected all bids for the project and the district is in the process of re-biding the project using the traditional design-bid-build delivery method where the project is bid to a single general contractor instead of multiple contracts administered by the CM.

The scope of construction management services required for a design-bid-build project delivery method is less that a multi-prime delivery method in that the general contractor is now responsible for all of the sub-contractors instead of the CM administering multiple contracts. 

The proposed amendment reduces the scope of work and the cost of the Construction Management Services Agreement to reflect the change in delivery method.

The original CM agreement was for an amount not to exceed $1,690,953 and is attached for reference.  The CM will be paid for the multi-prime bidding portion that has taken place, in the amount of $224,019.61. 

The First Amendment will cover the re-bidding phase of the project, the construction phase and the post construction phase (close-out).  The amount for these services is limited to $1,016,794 and a copy of the First Amendment is attached.
