Background:

On January 24, 2017 the Board approved an Architectural Services Agreements with KBZ Architects for the subject project.

On September 24, 2107 the district issued a Request for Qualifications/Proposals (RFQ/P) for a Lease-Leaseback (LLB) Contractor for the subject project.

On November 14, 2017 the Board approved RSH Construction, Inc. as the LLB contractor for the project.

On December 12, 2017 the Board approved the LLB contract documents and approved the execution of leases for this project.

The contractor and district have agreed on a Guaranteed Maximum Sum (GMS) for the project in an amount of $676,303.  The budget for the construction portion of the project is $675,000 including change orders.  Change orders are not anticipated in this LLB project and a savings of $26,500 is anticipated from using in-house construction management instead of a project management firm..  The plans and specifications for this project would be a very large attachment and are located in my office and available for review by Board and the public.

Recommendation:That the Board Approve Resolution 2017/2018–34, Approving the Guaranteed Maximum Price, Authorizing the Contractor to Proceed with Construction and Adopting the Plans and Specifications for the San Marcos High School Pool Deck Replacement Project.
